HCOB Property Services clears basements, garages, attics and sheds across Baltimore City, Baltimore County and Howard County. We carry everything out from wherever it sits — up the stairs included — haul it away, and sweep up after. A garage bay is usually a half load ($375) and a packed basement a three-quarter load ($525). Text us photos and we'll send a real price, usually the same day.

Same Visit

Cleared — and cleaned, if you want it

Most haulers stop when the truck is full. Clearing a basement usually reveals the next job: dust and grime nobody's seen in years, carpet that should go, walls that need paint.

We can do it all in the same visit:

  • Deep cleaning of the cleared space
  • Carpet removal, or carpet cleaning and odor treatment
  • Pressure washing a garage floor
  • Painting, drywall and flooring repairs

A doorway shot of each pile or room is enough. Nothing needs to be moved first — we price it as it sits.

We text back a firm number and the next open dates, usually the same day. No obligation.

We load, haul and sweep

Our crew carries everything out, from the basement, attic or back of the garage, hauls it away and sweeps up behind us.

Local Know-How

Baltimore basements and garages: what to know

Rowhome basements are tight. Steep, narrow stairs, low ceilings and basement-only access are normal in Baltimore rowhomes, and a lot of rowhomes have no driveway, just an alley or the street. Our crews are local and plan for that: how to get a sofa up a narrow staircase, where to park the truck, and what to carry out the back.

City bulk trash won't handle a basement. Baltimore City collects up to 3 bulk items a month on one assigned Saturday, booked through 311 at least 4 working days ahead, and you have to get everything to the curb by 7 a.m. It doesn't take construction debris, and tires only up to 4 with rims removed.

Baltimore County bulk pickup is twice a year. Single-family homes and townhomes get two scheduled collections, 3 items each, nothing over 8 feet. Items like carpets, metal sheds and lawnmowers need special preparation first. A garage or basement cleanout is usually far more than that.

City and County rules as of October 2026. Check 311 (City) or baltimorecountymd.gov (County) for current details.

This West Baltimore basement had gone untouched for years — junk piled high and worn carpet on the stairs and floor. We hauled two truckloads, sorted and boxed what the family wanted to keep, pulled up the carpet and scraped the floor clean of old adhesive, then deep cleaned the space. A basement nobody wanted to walk into became clean, open, usable space.

Questions

Basement and garage cleanout questions

How much does a basement cleanout cost in Baltimore?

A packed basement is usually a three-quarter load, $525. Smaller jobs start at $125, and a basement packed floor to ceiling may need more than one full load ($695 each). We quote from photos, and stairs are always included.

How much does a garage cleanout cost?

A single garage bay is usually a half load, $375. A full garage is usually a full load, $695. Send a photo and we'll give you the exact number.

Do I need to be home?

Not for a garage or driveway pickup. For a basement or attic, we just need access — a key, a code or someone to let us in.

Do I have to carry anything upstairs or to the curb?

No. We take it from wherever it is — basement, attic, back of the garage. Stairs are included in the price.

Can you take old carpet and renovation debris?

Yes. We pull up old carpet, and we take drywall, lumber, flooring and fencing — things city bulk pickup won't. Heavy loads are quoted by weight before we start.

Can you clean the basement after it's empty?

Yes. Add a deep clean, carpet removal or pressure washing, and the same crew does it in the same visit.

What happens to my stuff?

Usable items go to donation or recycling where we can, and the rest goes to a permitted disposal facility.

What won't you take?

Paint, fuel, chemicals, asbestos and other hazardous materials. Ask anyway — we'll point you to who handles them.
