Hoarding Cleanup in Baltimore, MD

HCOB Property Services clears, deep cleans and resets homes affected by hoarding across Baltimore City, Baltimore County and Howard County. One crew handles the hauling, the cleaning and the carpets, so you don't hire three companies. Loads start at $125, whole-home resets usually begin around $700, and we quote from photos so nobody comes to your door first.

The Judgment-Free Promise

No lectures. No judgment. No one talks about your home.

Most people who call us have been putting it off — not because they don't care, but because it got big enough to feel impossible, and letting someone see it feels worse than living with it.

You don't need to tidy up first. You don't need to explain how it got this way. Our crews don't comment, don't photograph anything without permission, and don't discuss your home with anyone.

Most whole-home resets begin around $700. Larger homes may need several loads and more than one day — we tell you that when we quote, not halfway through.

What changes the price: total volume, very heavy items, and how many days the job takes. Stairs are included — we don't charge extra because the clutter is in the basement.

Prices plus Maryland sales tax where applicable.

How It Works

How a hoarding cleanup works

Send a few photos

Doorway shots of each room are enough. You control what we see, and nobody visits until you're ready.

Get an honest plan and price

A coordinator texts or calls with the scope, the price and how many days it will take.

Sort with you, not around you

We work room by room. You decide what stays, what's donated and what goes.

Clear, clean, reset

We haul everything out, deep clean every surface, and treat carpets and odors, in the right order so nothing gets cleaned twice.

Fix what's underneath

Clearing a space often reveals worn carpet, damaged floors or walls that need paint. The same team can handle it under one quote.

Local Know-How

Why city and county bulk pickup won't cover it

Baltimore City collects up to 3 bulk items a month, on one assigned Saturday, booked through 311 at least 4 working days ahead. Baltimore County collects bulk items on two scheduled dates a year, 3 items per collection, for single-family homes and townhomes only — nothing over 8 feet. A hoarding cleanup is almost always far more than that, and much of it has to be carried out of the house first.

That's where we come in: we carry it out from wherever it sits, haul as much as there is, and clean up after.

In Baltimore rowhomes, cleanouts often mean narrow stairs, basement-only access and no driveway. Our crews are local and plan for that — alley access, parking for the truck, and how to move heavy items safely through tight spaces.

City and County rules as of October 2026. Check 311 (City) or baltimorecountymd.gov (County) for current details.

This West Baltimore home had a basement that had gone untouched for years. Junk was piled high, the carpet on the stairs and floor was worn out, and the space was unusable. We hauled two truckloads, sorted and boxed everything the family chose to keep, pulled the old carpet and scraped the floor clean, then deep cleaned the basement and four bedrooms. In five hours, a basement nobody wanted to walk into became clean, usable space.

Questions

Hoarding cleanup questions

How much does hoarding cleanup cost in Baltimore?

It depends on volume. Our loads run from $125 to $695 each, deep cleaning starts at $200, and most whole-home resets begin around $700. Larger homes cost more and may take several days. We quote from photos, so you'll have a real number before anyone comes out.

Do I need to clean up before you come?

No. Please don't. Leave it exactly as it is — that's the job.

How long does a hoarding cleanup take?

Many homes are done in one day. Heavier situations take two or more. We tell you which when we quote, not halfway through.

Will my neighbors know?

Not from us. Unmarked arrival is available on request, and we never discuss your home outside our team.

What happens to my things?

Nothing leaves without your say-so. Valuables and keepsakes are set aside for you, usable items go to donation where possible, and the rest goes to a permitted disposal facility.

Can I hire you for a family member's home?

Yes. We can coordinate with you remotely and work on your timeline, while keeping the process respectful for the person who lives there.

Do you clean after you haul it out?

Yes — that's what sets us apart. The same crew deep cleans the space and treats carpets and odors, so you don't need to hire a separate cleaning company.

Can't I just use city or county bulk pickup?

For a few items, yes. Baltimore City takes 3 bulk items a month and Baltimore County takes 3 items on each of two scheduled dates a year. A hoarding cleanup is usually far more than that, and the items need to be carried out of the house first.

Nobody comes to your door until you say so. You don't need to tidy anything — we price it as it is.

A few shots from the doorway of each room is plenty. Nothing needs to be moved or tidied first — the whole point is that we price it as it is.
