The Difference

Not Just Hauled Away. Emptied and Cleaned.

Most junk haulers stop at "broom clean." The house still needs scrubbing, the carpets still smell, and there are nail holes in every wall. HCOB is one managed team that can do all of it, so you make one call, get one quote and pay one invoice.

Maryland Estate Notes Before You Clear the House

General information, not legal advice.

Who can authorize the cleanout

In Maryland, the person who settles an estate is called the personal representative (often called the executor). Maryland's Register of Wills says a personal representative must be appointed before disposing of estate assets and must file an inventory of the estate's property. If the estate is still being opened, or anything may have value, check with the estate's attorney or the personal representative before items leave. We set valuables and papers aside either way.

Why city and county bulk pickup won't cover a whole house

  • Baltimore City: up to 3 bulk items per month on an assigned Saturday, booked through 311 at least 4 working days ahead, out by 7 a.m.; no construction debris.
  • Baltimore County: two scheduled bulk collections per year for single-family homes and townhomes, 3 items each, nothing over 8 feet. County drop-off centers are free to residents.
  • A full house usually means dozens of items, so a cleanout crew is faster.

City and County rules as of October 2026. Check baltimorecity.gov or baltimorecountymd.gov for current details.

Local Know-How

Rowhome and Older-Home Cleanouts

Baltimore rowhomes come with steep stairs, narrow halls, basements reached through the kitchen, and street or alley loading. Our crews plan for it. Stairs are included in the price, we protect floors and railings, and we load with the neighbors' parking in mind. Older homes in Pikesville, Catonsville and Ellicott City get the same care for attics, sheds and garages.

Questions

Estate Cleanout FAQ

How much does an estate cleanout cost in Baltimore?

It depends on how many loads the home fills and whether you want it cleaned. Our junk loads run $125 to $695, and deep cleaning starts at $200. Send photos and we'll give you one price for the whole job. If the load is genuinely bigger than the photos showed, we tell you before we touch anything.

Do I need to be there for the estimate or the cleanout?

No. We quote from photos, so there's no walkthrough. Many families we help live out of town. You can mark what stays, arrange access by lockbox, and get updates while we work. If you'd rather be there, that's fine too.

Can we keep certain items before you clear the rest?

Yes. Take what you want first, or mark keep items and we'll work around them. Valuables like cash, jewelry, documents, photos and keepsakes are set aside for you, never tossed. Nothing leaves without your say-so.

Can I clean out my parent's house before probate is finished?

In Maryland, a personal representative has to be appointed before estate assets are disposed of, and an inventory of the estate's property is filed. Before anything of value leaves, check with the estate's attorney or the personal representative. We can start with obvious trash and keep everything else set aside. This is general information, not legal advice.

What happens to everything you remove?

Usable furniture and household goods go to donation where possible. Everything else goes to a permitted disposal facility. We can't take paint, fuel, chemicals, asbestos or other hazardous materials, but we'll tell you where they can go.

Will the house be clean when you're done?

That's the point of calling us. Most haulers stop at broom clean. We can deep clean every room (from $200) and clean or remove carpet, plus touch-up paint and small repairs, all on the same quote. If anything in the cleaning isn't right, tell us within 24 hours and we'll come back and make it right.

How long does an estate cleanout take?

It depends on how full the home is and whether cleaning is included. Smaller homes and apartments can often be cleared in a day; packed multi-floor houses take longer. Your quote includes a schedule, and we plan around closing dates and lease deadlines.

What's the difference between an estate sale and an estate cleanout?

An estate sale sells valuable contents, usually for a commission. A cleanout clears everything that's left. Many families do both: sale first, then we clear and clean the rest. If there's little of resale value, a cleanout alone is faster.

Will your truck or crew be obvious to the neighbors?

Only if you want it to be. Unmarked arrival is available on request. Our crews are judgment-free, sign confidentiality agreements and treat the home with respect, whatever its condition. If the home was heavily packed, see our hoarding cleanup page.
