A real HCOB job: a West Baltimore basement, before and after.
Most hauling companies quote you for what they can see from the front door. A whole house cleanout means the parts nobody wants to think about: the attic with forty years in it, the basement that floods, the garage you can't park in, the shed out back. We quote the whole property, and the number we give you is the number.
If any of this is in the house, tell us in the form. We will tell you where it has to go and what it costs. We would rather sort it before the truck shows up than leave you with a pile and a problem.
Cash in coat pockets. Jewelry in a dresser drawer. Deeds, titles, war medals, photographs. We find these on cleanouts regularly, and they are usually the reason somebody was afraid to let a crew in.
Anything that looks like a document, a valuable or a keepsake gets set aside in a marked box and handed to you - not binned, not "probably nothing." You get a photo of the keep-pile before anything leaves the property. Every crew member on a cleanout has signed a confidentiality agreement.
Cleanouts price on volume, not square footage. A packed 1,200 sq ft rowhome costs more to clear than a tidy 3,000 sq ft colonial, because what we are pricing is how many truckloads leave the property and how long the carry is.
| Home | Typical range | What that looks like |
|---|---|---|
| Lightly furnished2–3 bedroom | $550 – $1,050 | A home already mostly packed out. One truckload. |
| Fully furnished3–4 bedroom | $1,250 – $2,250 | The normal case. Furniture in every room, full basement or attic. Two to three loads. |
| Packed, or decades of accumulation | $2,650+ | Hand-sorting, narrow paths, four or more loads. See our hoarding cleanup page |
Every one of those includes labor, the truck, disposal fees, donation routing, and a broom-clean finish. No separate dump fee, no fuel surcharge, no per-item add-on after the fact.
Most people want the house empty and presentable, usually because it's about to be listed or handed back. The Fresh Start bundle adds a deep clean and carpet treatment to the cleanout - one crew, one or two days, one number with the bundle discount applied.
See the Fresh Start bundle ›50% deposit holds your date; the balance is due on completion. Electronic payment only — we don't take checks. ACH is free; card adds 3.5% + $0.30.
Every room, attic to shed. One quote for the whole property.
Broom-clean as standard. Deep clean and carpet treatment if you want the house show-ready.
Paint, flooring, drywall, plumbing, electrical, carpentry - through the same point of contact, on the same job number. Most cleanout companies hand you an empty house and a list of contractors to find. We are a multi-trade network; emptying the house is usually step one of getting it sold or re-rented.
One call. One contact. One company accountable for the whole thing.

The owner, or someone legally acting for them. For a house in an estate, that's usually the personal representative (executor) appointed by the Register of Wills. Our estate cleanout page covers this in full. This is general information, not legal advice.
